Hey everybody, welcome back to another episode of Real Estate Uncensored. Hey today we're going to be talking about AI, where is it heading for Real Estate Uncensored? Should we be afraid? Because I got to tell you right now, this shit is terrifying. If you really learned the harness the power of AI, it is terrifying, but yet liberating and freeing, all wrapped in one little wonderful Christmas package, and I just don't know where to go with it. That's why I have the ever true, ever awesome, ever intelligent, ever amazingly handsome. Mr. Nick Sackas, how are you, bud? What's up buddy? I got to tell you, if I could figure out a way to create an AI robot of myself right now to coach my son's seven-year-old football team I would. Because I am absolutely losing my hair right now trying to coach these six and seven-year-olds on how to play football. It is way more than I anticipated, and it's been unbelievable so far. Try to get, like, anybody in the audience, if you have like five, six and seven-year-olds, imagine 25 of them just standing in line. Just get 25, five and six-year-olds to stand in line. I have a newfound appreciation for teachers. And then take those kids that are standing in line and line them up and try to run some sort of offense and defense. It is, it's been amazing. So, yeah, I think I'm getting extra gray hairs now. I have plenty of extra gray hairs for everybody, but let's take some gray hairs out of everyone's head or the ones that may grow in their head or back or neck or face or anywhere else you have here. Yeah, yeah. I'm not going to mention some other regions. You know what I mean. But in all seriousness, that's not a word. AI is getting more and more powerful. I was talking with one of our favorite people on the show, Miss Alyssa Glets, aka Color My Credit on TikTok. If you guys don't know her, haven't seen her, go watch her. She's unbelievably awesome. We were talking this morning about a deal that she and I are working on. Speak of the legend. She just joined us here. Her jet got in late, man. Okay. When you have a private plane, you cannot always, it's not dependent. It's dependent on your head. Oh, so as she bangs her way into the show. Alyssa, what I was just telling everybody is that the with AI, you and I were talking about one of our clients today. And Alyssa came up with this phenomenal, well, fuck it. Alyssa, you tell me what you did and the result that popped out because this deal is very convoluted. I'm moving parts of people, but this is what AI did. Alyssa, take it away. Okay. Now listen, I'll tell you this chat GPT. It's all about what you put into it. I don't think any of us really have any idea the extent of like what this thing can do. But if you put the information in, that's right. I put in. Here's the situation, Chad, because I called chat GPT my boyfriend, Chad. That's where I'm at in life right now. I'm calling. Chad's the best. That's the best boyfriend I've ever had. Just to be honest with you, I can have conversation three in the morning. And he doesn't think I'm crazy. Like he's like, I got you, girl, like this is what I would do. But anyway, so. They're already doing this in China, by the way. Wait. It's going to become. Okay. No, being serious now. So I went to Chad GPT and I said, Chad, listen, I got three sisters. One sister, first sister's name is Teresa. And I give them the three name scenario. And I say, Teresa can qualify for up to 400,000. Okay. The other two sisters can qualify for up to 650,000. And what can we do? What they want to do? Their end goals. They want to own real estate. Okay. Either one could co-sign for the other. But what kind of options? What kind of alternative scenarios? Could we offer them? And two point four seconds. We had eight options. It was, you know, and it was so beautiful where you can just cut and paste it. And that's what I did. I cut and pasted it to them. And I said, hey, but I'm honest about it. I'm like, like just so you know, this is my boyfriend Chad talking. It's not me. But they just go like, wow, like that's what your mind kind of information. So here's the thing. You can then take it in iPhone and in the chat GPT app. You can just cut and paste it right into your notes. And so that way. But this is what they said. You could do a joint purchase. And she goes into the detail. They go, the sisters could pull their resources and jointly purchase a larger property. If Julie and qualify for a 650 house and co-sign with Susie, that increases their buying power additionally. And then it goes through the rest. We could rent out in, you know, Andrew's home. We could consider a fixer upper. We could look at a new construction. It might not be your solution, but it might send you down the road to finding a solution. Right? But the, the, the, the powerful thing that you and I both talked and joked about today. Is you're like, oh shit Greg. I should have that come from you. And I'm like. Shit, you totally should have, but you have the idea for it. But so she and she really incentivized me to go out and do the exact same thing today. So I went to chat and I was just dicking around with it, right? And I, the same thing. I said, okay. And this is me playing, right? Just to see how it would come back. I said, chat. I mean, you know, judges to be. I need you help with something. Good morning. Hello. How can I help you? That's a, it's a response. I mean, I need you to build me a strategy to make a million dollars. Here are the three different scenarios. I want you to combine all three and give me what the easiest way to make a million dollars a year is. First one is residential resale. I give price points. Second one was, you know, wholesale deals and flips. And the third would be buying properties on terms. I said, uh, build me a scenario where I make a million dollars. They broke it down for me in nanoseconds. And it ended this scenario one selling million dollar properties actually told a 1.7, but whatever. Selling, um, you know, what was it? I had to adjust it there. Here it is. Uh, selling a million dollar properties sell 10 of them at two and a half percent. That's 250,000 dollars. Um, that's one you can take home. The second one that you'd be able to do, the second scenario is wholesale deals. As long as you can net about an average of about $60,000, you can source deals and think aim for doing six of those deals a year. Not a lot of deals, right? Easy to do. Number three is buying the properties on terms. I said on terms, the damn thing broke it the fuck down for me. Exactly what buying properties on terms are. You know, as long as each deal generates $50,000 in profit over time, the total profit would be $150,000, which would still keep me at the $1,110,000. And I'm like, that just took all of the thinking out of it for me. So now saying I have to be the top producer, I have to sell all these homes. Motherfucker, please, I need to sell 10 1 million dollar homes at two and a half percent. That's $250,000. You can stop right there as a damn good living, right? 10 houses. 10 houses. Not even a house a month, guys. Not even a house a month. And then you go further, go Greg. Thanks, Chad. Can you go ahead and put that into a monthly day by day schedule that includes income producing activities and all the different things that I need to do to reach that goal. Four seconds later. I appreciate your initial information on making a million dollars a year using the three scenarios we discussed period. Please break it down into a daily, monthly, weekly activities, their dollar productive in each scenario that will still get me to my $1,000,000 in year and earning. Now I'm going to pause it. It's thinking about it's going to be a good idea. I think I might want to take six seconds, not four, but you know, I'm like, oh, you're thinking about that one, Chad, huh? You're thinking about it. Oh, dude. It just wrote it all. It's writing it all down. Scenario one million dollar property properties, daily activities prospect for potential properties on the list and each and network. It means online platforms connect with potential buyers, weekly activities, connect property, showings. To potential buyers communicate with clients, respond inquiries, promptly, monthly activities, aim closed, aim to close at least one property sale per month, blah, blah, blah, blah, blah, blah. It breaks it all down every single scenario and then it put it all together in the whole night. Well, nice little clean package. And I can go back and ask it to redefine it, you know, specify on cold calling, door knocking, you know, social media videos, give me a list of the best videos to produce, you know, what kind of tag words, what kind of headlines should I have? You know, how many of these items could a virtual assistant take over for me? Can you create that checklist? And I'm going to that I can forward to a virtual assistant, but I mean, I mean, it's just like all you really have to do though. It's like we could talk about ideas all day. Me and Greg have a lot of ideas, but what can you do to put it into action or hand it to somebody who will put it into action for you? Hey, Adam. There's Adam House. Hey, John. Adam and Jonathan are here. And I see Nick over here. He's laughing behind the scenes. His eyes are glowing with like, I told you, dip shit. This is going to happen. I told you to use this. So I feel like a proud papa. I mentioned, I mentioned coaching my son's football team and I coach baseball and soccer and everything that he does and my little ones getting older now too. And there's nothing more rewarding as a father, even though I love to play sports when I was a kid, when I see my kids doing well. On things that I taught them, that's like, holy shit, that fulfills me more than anything. It's the same thing happening right now in business. We've been talking about AI, I've been talking about investigating AI since early pandemic and now seeing it come to fruition when people have the light bulb moments and start using it and going, oh shit, I can do this with that. And we're like, yes, yes, you can. So the interesting part about this. Don't you, I said it wasn't going to interrupt. I'm sorry. Yeah, yeah, go ahead. I was just going to say, like with with what I hear is a lot of realtors that I work with, you know, as a lender that they say, you know what, I really got to do more video. It's kind of a brat, a broad, I need to do more, right? Yeah, you hear it and it just goes over your head, you're like, yeah, yeah, yeah, whatever. But then it's like, okay, it's more than just flipping the camera on because I'm telling you, you can get already put your eyelashes on Nick and everything. And then you still look stare at the camera and go, I can't do, I can't do this. I'm not doing this today. We'll do it another day, you know. Yeah. So the thing is this morning, because Greg and I were talking, we have been talking so much about the things in life that are manipulative with words that then take you down a road of of doing something that maybe you sign up for a time share. And then you find out later, oh shit, that stuff's a scam. But the point is, is I kind of put into Chad last night, like, look, Chad and I, Greg and I are going to do a podcast. I need a 10 week podcast schedule for taking our money back by Greg and Alyssa. What would we talk about? And literally boom, you know, first week, credit scores for free. Is it a catch? Two, expiry and boost. Should I do it? You know, and the thing, the subjects, I'm going, ooh, I would, I would watch that. Is it a 1% down program? Is that a good deal? Yeah. What's the fine prints today? Who really qualifies for that? Anyway, as an agent, if you were like, I'm going to do a podcast. I'm going to do a podcast. I don't know what I'm going to talk about. You could go to Chad. Chad's got twin brothers and stuff. You could go to Chad and say, Chad, what do I talk about that's going to be interesting when engaging as a real estate agent. Here's my website, www.tomsmith.com. Look at my vibe. Tell me what I should do. And he's going to give you 10 podcast schedules with the description that you just cut and paste and go here, mom and dad. Here's my podcast. Like, listen. It is truly, truly that simple. And if you, sorry. I'm just, I am proud of you guys. You guys take it because you're having like, I see the light bulbs are just exploding. So I'm going to sit back. It's just like, I told you so. I was going to say that you could probably even, and this would be extremely interesting. If anybody, whoever's listening to my voice right now live, all of you guys are listening live. Chad, either on your computer or on your phone, I want you to ask it. Think of your own personal house, because you're going to know it inside now. Ask it to write a property description for your product for the property, you know, natural life, where it is, blah, blah, blah, blah. But then I want you to ask Chad to write a 30 day marketing program that would include x, y, and z everything you're going to do into it so that you'd be the most you most visible and then have it. Do it right up for you. That's SEO and tag, you know, tag words. No. Hashtags, keywords, keywords, have them right at all. Yeah, I add it all in for you. It's going to look fantastic and then use that for your next client on your next listing appointment. Get into the house, look at the old photos, get an idea of how it's laid out, come there with a marketing plan based upon their location, based upon their, you know, their city, their absorption rate, all that shit, come up with a marketing plan to lay down, be like, Mr. Sackis, Miss Alyssa. Here's my marketing plan, I custom built for you and your property in this market. Tell me one motherfucker that's doing that right now, and then I've heard of none, and I talk a lot of agents. So once you guys go do it. All right, let's take a quick break from the show. If you want to turn your real estate career into a lifestyle of freedom and passive income, then reach out to us. The best way to do it is to just text Greg at 925 915 1978. That's 925 915 1978. And he will take a call day or night. In fact, you can send him anything you want. Voice messages, pictures, whatever, not getting just text Greg and set up a time to chat about EXP because if you've heard about it and you're not sure whether you should pull the trigger and move over. We want to help you make that decision to be as supportive as we can and give you the information that you truly need to make the best decision about where you hang your license. So reach out to us and we'll talk to you soon. You know what another one that was helpful for me is like I've done this summer series all year all summer long about I'm going to move somewhere and form in four years after my girls from high school or graduate from high school. And so I've been just like picking a city every week to fully dive in let all my Facebook friends tell me what they think of it. Right. And so every week has been Nashville, you know, different cities. Well, when I go to Chad, I say Chad, tell me 10 things about Boston real estate that a homeowner needs to know that they don't typically know. Boom. And I mean, when you read it as a loan officer who just got licensed in Texas, just got licensed in Georgia. I'm like, what are attorneys for real estate? I don't even know what that means. You know, all this stuff that you're like, tell me 10 things I probably won't know as a brand new loan officer. Boom. And you're just like, could it took me 20 years to ask those questions. It's about the questions you ask in life, you know. Okay. So that's I'm going to jump in here because that's a very valid. If I can bring people back. So if you're listening to this show and you haven't had the light bulb moments yet of using chat GPT or something that's using open AI, right. You're intimidated by what AI can do. You've heard about what AI can do. You might have tried it one time and not had a good experience. So a lot of the people that I talk to, it's the initial. I tried Chad BT and it sucks. Didn't work. I asked about a paragraph and wrote something that was something that I could have done way better if I just took five minutes. So I'm never going to use it again. The important thing to remember here and Alyssa does this very well is if you treat chat GPT like Chad your boyfriend and you have conversations with it, right. It will give you much better outputs now. There's all these hacks. There's people selling templates on Pinterest and like what are the best prompts for Chad just have conversations with it. Don't treat it like a prompt treat it like a person and I joked about this and Greg does this now too where I when I open up Chad GPT I say good morning, right. I'm pretending I'm having a conversation with somebody every time. And the reason I say that is because that gets you in the mind frame of having better prompts because you're having better conversations because you're thinking about it as another person. So if you thought of Chad GPT is just hey, I now have access to this really smart person and whether this really smart person is a really smart business person or really smart relationship advice person or really smart. Mortgage broke like whatever whatever that person that you would that you would normally pick up the phone and say, oh my God, I can't believe I can get to talk to Greg McDaniel day about real estate for 30 minutes. Like that would be awesome. He could tell me everything I need about cold calling or whatever. That's what Chad GPT can be on any subject if you treat it that way. So if you have conversations with it and you could say stuff like I'm trying to do this like Alyssa said, I have three sisters that have these three things. I'm not even sure what to ask you to give me the best prompt like help me walk walk me through what you what information you actually need to give me the result that I need. So that's that's an excellent. I could ask you that could help me. Yeah. I don't know if we got that from somebody or if you just naturally started doing that on your own, but that's like one of the best tips that I tell people is just treat it like a person. And like don't be afraid that like you don't know the exact prompt or wording or what it just talk to it. Talk like you're talking to a real person and it will be much better. You know, I'm kind of my diet got diagnosed with cancer, but you know before that she started talking to Chad about what her symptoms were every single day. And before you know it, he would be like, you know, you might want to check out this and this and then she had her doctor checked out come to find out she has this rare cancer. That she wouldn't have gone. They wouldn't have diagnosed it. She had to kind of really on a relational basis when you walk in a doctor's office and they go, what are your symptoms? You're like, my mother and I used to go, I don't know. I feel okay. I don't know. You kind of got to get them in the moment. Like do you feel dehydrated right now right now? Okay, that's a symptom. Boom. But it's hard to remember back. So anyway, again, those conversations. And back to the mind frame, the mind frame aspect of this that that I've had like the light bulb clicking people's minds of like I'm not using AI. How do I use it or what is it for? I'm, people are afraid to use it because they don't want, they don't want to admit the fact that something like there's something out there that I have no control over that's better than me at my job. First of all, so like that's that's a, that's a first of all like opening that mind frame up. The easiest way to think about this is if you were to take, if you were to go back to 1935. I don't know when the first circular saw was invented, right? That's my grandfather's circular saw. I keep up there because he tell me how to cut wood. So I tell this example of time. If you take a woodworker, say from 1940 or whatever the first circular saw was built and two competitive woodworkers are the both same skill. They both have been doing it just as long or whatever. One worker is holding an electric circular saw that was just invented. And he says, this is going to save me a lot of time. I'm going to start using this tool to cut wood faster and build things better. 100 other woodworkers are not using the circular table saw because they're saying, hey, that's, that's the devil. And I'm never going to give up my old school ways because I can craft a better house with my hand saw. Then you can with your circular saw. So it's nothing chat GPT and AI is nothing more than a tool like a circular saw is for physical labor AI is a tool for mental labor. You are still the craftsman. You are still the person. You're still the editor. You're still the person with the skill, the real skill, but AI is helping you along the way to make you faster and stronger. So that's all this is a woodworker with a skill saw can build a house faster than somebody with a hand saw. That's just it is what is a realtor with the knowledge of chat GPT and how to use AI is going to be better and faster and stronger. Then a realtor who isn't and that's just plain facts. Dude, my some of my girls we remodeling the house well basically gutted it and rebuilding from ground up. Some watching the whole process and these fools. They're up there and they got their air guns and they're like, pop up pop up pop up pop up pop up pop up in no time no time. Well, they're holding up like a probably 800 pounds of wood to nail in as a beam. And these guys can do it with six dudes in six seven minutes, right? And that's that's the definition of that's a cool color. That's a triple land dollar or bigger dialer when you're doing the nail gun. The saw is another phenomenal example. It's very simplistic and easy for everybody rep for brain broncs is most guys. And probably a lot of ladies have held a hand saw or circular saw and cut up the wood once in their life, right? If you haven't, you've seen it on TV on the flipping show or something else you understand the mechanics is a zip and it's done. Why not be on the faster track? Why stay stuck back in your old ways? Trust me, I'm a victim of that mindset myself. Because I thought for a long time, well, I can't ever do this. I don't want to do that. I like my little safe zone. Staying a safe zone, but take different techniques and new technologies and amplify that safe zone. So I like doing calls and doors. People think I'm nuts. I take I am signing a ice my buddy, excuse me, my buddy signed up for a 12 line dialer and it's not that much money. And he is getting like, I think you had 140 contacts yesterday, which means he talked to 140 people in less than three hours. He made almost 1200 calls. That is the nail gun. That is the circular saw and that is AI technology. David Porter is here with us and he's made a couple of comments. He is a machine learning engineer. He actually just got his license. He stumbled upon this this thread. So David, thanks for coming in. And he also makes a good point here when AI is connected with core logic, MLS data along with social media is going to revolutionize prospecting. I completely agree with that, David, because my my family has an AI company, predictive analytics company. And it is revolutionary. When you get the right data in the right place with the right tool behind it to optimize both your reaction time. Speaking of reactions. Yeah. My my dog's been yelping today for no reason. And he's by himself and obviously he's yelps. It's fucking heartbreak. I don't know. And so I'm going to get a book him for that. Yeah. He's not happy. So that's why I flipped out there for a second. But what I'm seeing is how we got to Chad don't go Chad. What's up with my dog? Yeah. What was it mean of a dog yelps for no reason? I am going to ask Chad. Fucking Chad, long time dangling Chad or hanging Chad. Everywhere going to be like, who's Chad? So here's the thing. Now, is this going to should this terrify you? It should absolutely terrify you if you're not going to put it into work. And here's why you're going to get run over and squished like a squirrel on the road. You think you're all great? You got your, you know, all those nuts stashed away for the cold rainy days and you're going to be safe in your whole blah, blah, blah. Well, all of a sudden the dog is going to come around or raccoon's going to come around, fuck your world up, steal your shit and then shit on your house. AKA they're going to put you out of business because they're bigger, they're faster, they're smarter, and they have opposable thumbs. So get out there, start thinking about how to utilize everything around you, make the other people afraid of your production. Never be rude, never be insulting, always be kind, always be professional, but make people tremble on their boots when they see you coming and going like, fuck, that's a list of fuck, that's Nick. These fools crush it, make them afraid of your success because you lead into it. They leaned away from it. There are causes, there are effects. Do you want to be the cause or do you want to be in the effect area where you get run over? Don't keep waiting, boys and girls, please, it's fucking free. Get it on your phone, talk to it like it's a human, interact with it. You don't like it, say something like, you know, that was great, but I would like you to try it like this or, you know, change your tonality to be more authority to authoritative. I mean, there's a lot of different things. I think it's A-I-P-R. I think there's a plug-in, Nick, and I see everyone. Say it in that one. Say it again. A-I-P-R-M. A-I-P-R-M. Yes. Download that. It's an extension. That thing has I think 42 or 7200 prompts in there. I use the one for YouTube to create titles, descriptions and tags based upon just whatever title I put in there. It'll analyze it, give me the best one, give me the best tags and everything else. I copy paste, boom, and I drop it in. That's just one that they have. There's no reason you can't. Every day, mind blown. Yeah. We have six minutes until we got to wrap this up, boys and girls, Alyssa and Nick have hard stops. They both have clients that are desperately waiting for them to give them a call back. So last final thoughts. Let's start with Alyssa and then we'll go to Nick. Yeah, like I said, just if you, you know, you don't have to be single to start developing a relationship with Chad. Because the thing is, is that every person out there probably could use somebody to talk to you right now. Like, why don't you start developing this relationship, nurture this relationship? I will tell you the more you talk to it, the more I have told it, you know, speak and color my credit styles. Speak, do this blog on, you know, how football is just like your credit accounts, you know, and help me, you know, explain what the players are. But you really just like breaking down a simple little idea for a lot of you out there. And then taking this tiny little spec and throwing it in there and saying, what could you do with that? What can you do with that, Chad? And so anyways, give it a shot because it just might be able to kind of revolutionize your day and how you do your business. So, give it a shot. Great take away. I will take what your thoughts. Good old Chad. My thoughts are you still have time. Okay, so yes, you should be fully aware of what's going on. Yes, you should start playing with this stuff. If you haven't, there is still time. I will tell you, give you sort of a roadmap, right? So we've all heard. Ideas are shit that implementation is everything, right? So right now, Chad GBT is basically ideas, right? And it's mind blowing ideas, but it's just ideas at the end of the day that you still have to implement on those ideas, which is where the disconnect is for a lot of people. Now, the next phase of this, which is already here, couple of companies are already developing this. It's not really as mainstream as like just Chad GBT, but it's the AI version of implementation to where you can you can create an assistant that can perform multi threaded tasks. Oh, do tell me more about this. So that is where you now have something connected to your calendar. And let's say you have an appointment in your calendar, that AI assistant that's connected to your calendar knows that every time you get an appointment, that things have to be done. That 10 different tasks have to be done in a series in order for this appointment to happen. Free and post appointment. So now, just like automations, but with more of a personal touch, you have all these different AIs for all these specific things that can go and log into other programs, right? It's not just inside zoom, it can go log into your Google account, your whatever, whatever, and do three or four different things for you, and you can watch it happen in real time. That's like what is happening next. That's very enough. Is that something it's here now or not? Yeah, it's here. Yeah. Okay, it's not fully fledged. I don't want to scare anybody, but I'm not all my all my thread here, right? So we have we have ideas, iterations right now. Like so my company lead max dot AI, we do one very specific thing. We have Facebook ads that you can launch with three clicks for real estate, but we have max GPT. The job of max GPT is to respond in real time in under 60 seconds for every platform that's connected to your accounts. So you now have a personal AI assistant that knows just as much about your businesses you do that can respond in real time. So when a list is up at two o'clock in the morning and wants to talk real estate, max GPT is there and knows everything about Nick Sackis and my brand and Tampa Bay. And if she wants to move to Tampa Bay, max can answer all of her questions. Okay, that's powerful in itself. Okay. Now, max doesn't know yet that he can log into other accounts and do other things yet. That's like the iteration of this. What's really going to be the oh shit moment, okay, which is not here yet. I'm giving it maybe 24 months. Is when AI can recognize voice as well as chat and respond accordingly. So right now it can respond in SMS and messages chat GPT is just messaging. There are some companies that are dabbling in the voice side of this, but as soon as you can talk to your AI assistant as much as you can talk to Siri, but better. That's going to blow the doors off. Like I've posted this point on Facebook. If you think that the movement of workers to overseas was big 10 years ago, 15 years ago, when people when companies started hiring overseas workers and it was a big deal. And like right now it's virtual assistants like everybody has a $500 virtual assistant. That is going to be replaced with AI so fast. So any any like we're not just talking about real estate, any business that has anything to do with customer service. Like that was overseas all those overseas jobs are going to be taken by AI because it's going to be faster and stronger. And the ability. So now we have we have text. We have text that can go out and do commands. Then we'll have voice. Once we have voice that is natural linguistic voice. That sounds like a person you really don't know whether it's a person or not that you're talking to. Then it becomes robots. Then it becomes terminator. And then we're like oh shit. Like we're still in this real golden era where you can harness AI to do specific tasks for you. Once it hits voice, I promise you the realtors that haven't paid attention are going to go. I'm starting to hear about all my friends losing their jobs. Because all these companies aren't going to need employees to answer the phone. They're not going to need employees to do specific tasks because all these different AIs are going to be doing all these different things. That's the scary part to me. We're probably 24 to 48 months away from that. But that's where it's going. So right now. You need to be able to know how to lead the AI. Correct. That's all the whole thing. You need to be able to go hey guys, cut it. Stop it. You know, then terminator is dead. And it's all because I knew how to talk to terminator. Right. So not to not to scare everybody. But that's the roadmap that I see. And I think that right now. The tool analogy, right? The skill saw is the easiest way to digest. Like just start. If there's anything in your real estate business right now. If you want to write if you're bad about writing listing descriptions. If you're if you're a bad like Alyssa said. Me and Greg are going to do 10 episodes of a podcast or 10 weeks of a podcast. If you're afraid to go on video. Start asking Chad your new boyfriend. What are one of my video topics? What should I be talking about for my local mark and say. I'm in Tampa, Florida. I'm a real city. I've never shot a video before. I'm terrified. What should I talk about to get the most buyers and sellers? That's it. Right. Like it doesn't have to be this complex prompt. And then just continue to talk to it and work at massage it. Remember everything to the history. You can save the history. Yeah. And so I can go back up and search for what was that thing? You were saying about gardens, you know, and boom. Every time it brought up a garden, you know. Yeah. Stop being afraid of the unknown, boys and girls. Everything that we're talking about right now, especially video conferences and all these microphones we're using, pre-pandemic. Most people didn't know how to use zoom on an efficient level. Guaranteed 90% of folks never owned a microphone. Never used a microphone. Never had to adapt to life. Be like Bruce Lee's always said, be like water. Adaptive the situation in the year in when it's in the cup. It's in the bottle. It's a bottle. It's a river. It's a river. It can take life. It can give life. It can only take a few days and then you can't go back up and walk, just as quickly with finances and real estate. You know, be water. Be fluid. Be liquid. Be moldable. Be willing to change. An iceberg flowing down the river is not going to do as well as water flowing down the river. Because an iceberg can't make the current. It can't make the turns going to be left. Left behind, then dissolved in to nothing. So why not be the water in the beginning. mind up and boys and girls always be learning. So on that note, let's take us away. Nick and Alyssa, we have very important tasks for both you. Nick, I need a color for the bow and the show with Alyssa. I need a color on the bow on the show. Nick, you first. Let's go black today. And I don't necessarily have an explanation for it, maybe because it's dark looking in dismal times of like everybody's scared of AI. So there's some darkness ahead. If you don't adapt and get your shit together, okay, get your shit together black. How about that? That sounds like you need to go to the doctor and get put some more vegetables in your system. Alyssa, what kind of color on the bow for the show would you like to put on? When's much more technical? Chad told me I looked the best in yellow. So I'm anyway, it goes with my hair. You're really your boyfriend, isn't he? Yes, we live. Guys, they won't compare. They'll be like, I'm sorry, what was your answer? I have a story I'm going to tell you off air. Anyways, trust me, this one has to be off air. So anyways, nothing about me, you sickos, but we're going to put a AI black dark bow and we're going to put a happy, lovely, beautiful yellow bow on this show. So boys and girls, thanks for watching.
