My name is Greg McDant, we have an incredible show. We're going to be talking about events, ladies and gentlemen. Are you doing events? How are you doing them? Are they successful? You know, Jean, Nick, and I, we're going to share our experience doing events, what we have done individually, and something. Stay tuned for this. Something is coming down the pipe. Something you guys have been asking about for quite a while. There could be a very exclusive. Now I'm being very exclusive. Max six people, max eight, maybe max eight people max. Are going to be able to come out and spend time with the grandmaster, the junior grandmaster live at an estate, but we're going to have a lot of fun and learn a lot. So details will follow, but it is in the words details. I can't share the details. There might be a golf course on a private estate. I can't share this. There might be others. There's no reason to stay out of the show now. I can't share that there might be awesome stuff here to hang out and do and learn. We don't know. We don't know. Can we bring our guns? Actually, you can. Yes. Yes. Yes. Actually, one of the neighbors has a gun range in his backyard. So yes, you can. So we don't, don't bring any bazookas, but we will discuss that later. But first and foremost, Mr. Gene Volpeth, evil bald ninja. How are you brother, man? I like that. Somehow I got up in the top right of the screen, which means I go first today. I don't know how that happens. Nick Sackis. Oh, yeah. Did we lose him? I was late. I was late to the party. Oh, you're third. Your video went out, Mr. McDaniel. All right. If you're listening, I look, here's a couple of rules in life. I like to follow. And one of them is no matter what kind of event you're throwing, try not to have Volpeth there with bourbon and a gun. That's just generally, it's like that's the first rule of partying and doing it right. And the second rule is like, if you have a pool, the last thing you need is me running around your house with those shared on. Those are fairly, there's a two solid rules to live by, McDaniel. All right. I'm ready. I am 100% going to honor the second one without a doubt. Who wants to see you going to tell you, man, running around with no shirt on my gosh. It's a wooly man month. They don't call me God. I'll go for nothing. Oh, Jesus. Okay. Move on. Nick Sackis. Welcome to the show. Well, I mean, everybody at this point has seen me with my shirt off at some point or time. That's true. I was flashing myself all over social media for a long time. I actually do want to talk about Gene Volpeth. I've got a event coming up tonight that sounded very, very good. Italian event tonight, which I've never heard of before. But before we get into real estate events, Gene, talk about how this restaurant is taking over this wedding venue hall and making this real networking opportunity. And how you're going to stuff your face with meat and cheeses tonight. So I want to tell some people about me. I'm like, if you know and you've been watching this about me for a long time, I'm super high class, right? A lot, a lot of high class things going on, including tonight. When everybody expects to see me carrying a gallon of wine. Nice. I go for only the good stuff. It's the 1299 gallon of Pisano. And everybody makes fun of me until they drink it and they feel good about it. So tonight, where there's a place around me called Luigi and Giovanni's, right? Go figure two nice Irish guys to put together a Italian delicatessen. And they take over this thing. It's 35 bucks ahead. BIO. There's going to be 15 of us go and there'll probably be 140, 150 people there. We'll be the youngest ones probably by about 45 years. But they put out a whole spread. So you name it. Any Italian meat, cheeses, porketta, pasta, veal, chicken, roast beef. I mean, you name it. They'll have it out and you just go and just eat like grown men for two and a half hours. Love it. Absolutely love it. So good. I'll take pictures and I'll send them to you guys. I'll put them up. I have some nice quick videos that you can chop it up for me in a nice little nine by 16. Yeah, there you go. Videos will put them out on the real estate on sensor. Yeah. I'm going to get a picture of Greg checking his molars. See if he has any cavities. What are you doing, bro? What was that? Greg, he's talking to you, buddy. He can't hear us. Are you guys having a rough time hearing jinx? I'm having a rough time hearing him. He's breaking up on me. No, we can we can hear each other. We're not hearing. We're not hearing you though. Okay, it's fine. I thought them. So let's tell everybody where you're at. I'll do it for you real quick. Yeah. So he's he's actually at the grandmasters ranch today using his father's always good equipment apparently, but there's maybe we haven't gotten the internet figured out yet. Is that possible? Possibly. Yeah. But he is a dedicated line. So I'm not sure what's going on. But you know, it's podcasting things happen. You sound good to us though. You sound good to us. Yeah, yeah. Well, at least you guys like me still. Let's talk about events. Let's go with Nick. You were in the real estate and what you are in the real estate industry. Coaching training, marketing the whole nine yards. Let's talk about events and kind of what you and your mom have done in the past. What you recommend people to do kind of as the as the kind of the world shifts a little bit. And then you know, we'll just pop in with Nick. I want to hear both of you guys banter and I'll talk at the end about kind of what my team and I've done in the past. But I think of the my own party and those kind of events. So Nick. Let's see what you got to say, man, I know you got a lot to say they'll break our brains with knowledge. Oh, no, here we go. So yeah, when it comes to events, I think one of the biggest things is consistency. Right. So latching on to something that you can be consistent with over time and let people rely on that event. So it's not just like every year thinking about what event can we throw this year that'll be totally different random. It's okay to have different events like you. So in the comments, people listening, like put in the comments of where you've had events. We've done everything from like the movie theater thing to the movie than night at the park. We have the Tampa Greek festival, which I'm Greek, my whole family's Greek. So we've kind of incorporated that into an annual event, which COVID did kind of throw a monkey wrench into that. But for as long as I can remember, our real estate business has revolved around the Greek festival. And so us being sponsors at the Greek festival, meeting people there, allowing them to go into the festival for free based on tickets that we sent them. So we have kind of this whole marketing plan in place of leading up to the festival at the festival and then after the festival. And I would recommend having something like that in place for you to now. I've heard people have talked to people that do events as much as like once a quarter so like you can have rotating events. But really for you, it's really just a way for you to get more intimate with people like Greg said, right? So there's only so much you can do with phone calls. There's only so much you can do with bomb bomb videos or social media advertising. At the end of the day, really getting belly to belly with people and meeting them. And like Gene says, like breaking bread, having food, there's really something special about that. And it really helps you build a relationship. So for us, I would say that 50% or more of our referral business has come from these annual events that we keep touch with people over the years. And so I think now that we're coming out of COVID, this is a really good time for you guys to think about what events are you doing if you're not doing any, what can you implement? And then what can you be consistent with timing wise, so that it could be something that your people can rely on you for every single year. Technical difficulties. So yeah, Gene, where are you? Yeah, he didn't hear you that. Listen, I think we're still in that phase of people are still excited, even though it feels like it's been 10 years ago since COVID. I think people are still excited to get back in, you know, in Foxhulls with people. I know I still like to go out like I think it's gotten easier from a technological perspective to do things remote. It's still easier for me to zoom, right? Like it's just if I have Tuesday where it's an office day, it's easier for me to line up 15 meetings, you know, in a virtual teleconferencing way, Zoom teams, whatever it ends up being the going out and traveling 14 hours in the car. Right, but, but I still do get excited once or twice a week when I have an event like tonight, the event tonight, I'm super looking forward to it. I feel like it doesn't happen as much as it should. And I just like being in, in, in close spaces with people like it's good to be with people and, you know, I'm a hugger, right? Like I like, I like all that stuff. I still think people, this is still new to a lot of people where it's becoming commonplace and normal again to be out and about with folks. I've messed up and, you know, you know, the whole deal. Remember how much? So what are the, what are the most common events right now? I would say virtual events for lead generation. There's a lot of agents that are still being very successful with like the first time home buyer event, right? So you run the Zoom registration, you run some advertising, you get people excited about if you're a first time home buyer, we're going to run this webinar until you everything you need to know about, you know, buying your first home. If you want to have a sponsor ship with a local vendor, if you want to have them on, there's different ways to offset those costs. I know Greg has been successful in the past. We've talked about the, the seller webinar where you're educating people on what's going on on the sale side. So those are two quote on quote like virtual events, right, that a lot of people are doing for lead generation. So what we're talking about here is more in person, right? So attaching yourself to either a holiday or something around school, right? Obviously, so if you're, if you're thinking about getting ideas, we've done things for Valentine's Day before in the past Valentine's Day events because that's kind of a random off shoot. Not too many people do a lot of stuff on Valentine's Day, but it isn't excused to have something, right? Back to school events, doing something sponsorship wise with anything having to do with kids is usually a home run, right? So moving night in the park, those kind of things, parents, I have young kids, we're always looking for something to do that is inexpensive. So that could be a definite hit you get with a PTA board, you start sponsoring some stuff inside schools. So there's definitely a lot of routes with it. I'd love to hear some feedback from anybody listening. What have you guys done and been successful with? But I do think as we get more and more, you know, right now with artificial intelligence, it's like we have more communication than ever, but we're like getting farther and farther apart. More and more, you know, mixed. So I think it's really important right now to, if you're, especially if you're not doing video and you're marketing at all, is getting in front of people. There's only two ways to get in front of people, right? You do get in front of them on video and showing your personality, or you're getting in front of them in person. And so, yeah, photo day with your pet at the park. There you go. Tony Barberino's got one for Greg. What photo day art with your pet. That's like having Santa Claus, right? Invite all the kids to go take a picture with Santa Claus. You could have a picture with your photo or with your. You're getting more likely to show up with their pets than they are their kids. Yeah, yeah, they are 100% especially this is another one of the ideas I've had for a while. Is you contact a local pet groomer like those mobile pet groomers go and post at your local dog parks. Around in your town, go to all the dog parks, say on this day at this time, I have a mobile pet facility here for a quick haircut or nail trimming, no cost to you. If you're a photographer online, they will do a professional photo of you and your pet at the park. And you and you enter into win a $250 gift card to pet smart sponsored by our local mortgage guy. Yeah, exactly. That would be 100% accurate. And then you do goody giveaways to local businesses and a little bag with tennis balls with your face on it. Yeah, remember that idea Greg. So I actually thought about the tennis balls a little bit more. And I think Frisbee's would be a better idea because those are not so chewable. And it's a flat surface where I can put a brand on it. You lay four or five of those, you know, bad boys around different dog parks around different parks. People can pick this up and just walk away with them. Good. I want you to please do that. Make sure you're taking your code is on it too, right? Yeah, you put a QR code on it, but that's an event. So do a pet mobile and then get an adoption truck down there. We have a think of art out here. It's a non kill pet adoption company to have our show up with a trailer full of dogs and kitties. And help, you know, people who need to get a doggo or a kitty in their lives, you know, get the get a photo of with your new pet with your old pet. Well, not old pet. We're not chastising the poor old doggo's and kitties. But that thing is something that I've always really liked. Another one that I've been wildly successful for us when it comes to doing events is I called it spring cleaning and dump your junk. So I partnered up with a dumpster company. I partnered up with an e-waste company, a partner with a shredding company. And so they would all have their trucks on standby and people could bring down anything they wanted to get out of the house for spring cleaning, like this old printer, e-waste, these old, you know, whatever crap, you know, boxes around house throw away junk it, right. But I also partnered up with a battered women's shelter called I forget the name of it. But, you know, if you were to dump your junk, you had to donate to the women's shelter, something they can sell in their shops to make money for these women and children. So people would come through, they would all have to sign in, they would also get their information and it went off banana cakes. We had local news coverage, we had a band, we had food, the lines were back in the corner. We filled our two 14 foot moving trucks up to the brim plus their 14 foot moving truck up to the brim for this battered women's shelter where they probably sit made tens of thousands of dollars to help these women. People got to get rid of junk, the spring cleaning brought the community together and they got local support around it. Trust me guys, this is a knockout of the park success. Love that. You make an event. Spring cleaning around specific times of the year. Yeah, dude, that's awesome. You dump your junk and spring cleaning. I called it. That was the name of it. But yeah, that was a really fun event to put on, really fun event. What's another fun event that you guys have? Well, to piggyback on that too, I like that because it's, it's an event. So here's what, here's what is hard to do. If you are going to attach yourself to like a Christmas or Thanksgiving, like those are events that people go and do other things. So like you could have a massively failed event if you try to attach yourself to a major holiday where people are going to be traveling or doing other things with family. So like, again, the spring cleaning thing like we've done Valentine's Day, right? Like it's an offshoot. We do the like a fourth of July, get an apple pie kind of thing like a pie giveaway kind of thing, right? But it's, it's about an event, but not a national like stay home from school holiday. Nothing major because I could really put a damper and the amount of people to show up. Because other things going on, right? Yeah, 100%. We do one of the things that we do that's been wildly successful. We used to throw synchro to my own parties at my parents' property in Alamo. So it's like a 5,000 square foot house, half an acre pool, cabana, you know, lots of hardscape for people to mingle. And it was a great house for entertaining. And so we took us five or six months of planning for this thing because we'd get the full thing catered. We had babysitters for kids. So if everybody could bring their kids until like six or seven when it started getting dark. We had babysitters watching the pool, make sure nobody jumped in the pool. We had, like, you did jump pool, right? Yeah, we're going to break it. There goes Greg again. Yeah. You did again this year. I told them not to. But we have it. We have a margarita machines. We have a bar. We have, you know, three or four beer kegs around the around the party. So people are eating, drinking. We have live music from Mariachi band. We have sketch artists. So people can get sketches with our branding on it. They have get a goodie takeaway bags. It was a phenomenal thing. People would actually call us if they didn't see the invite. And they would be like, um, so. Did we not make the list? Yeah. What? No, we just haven't sent it out yet. Um, people really look forward to it. They're inviting. We told people, hey, got you out. You guys are glad you guys are coming. Bring a neighbor. Bring a friend. Bring someone we don't know. Let's get them get to know a couple of other folks who we can put some business deals together. Our biggest one. I think we had like 750 people at the event. And it was bad one. Let's take a quick break from the show. Like we haven't had 750 people show up. That's for sure. At the Greek festival, that's a whole thing, right? There's thousands, but that's not specifically just for us, you know. But that's the fun thing. I mean, that's years of work in six months of planning. And I mean, it costs us at least $5,000 to throw that party right in our market. I mean, that's a fraction of one of our commissions of the third or even less of one of our commissions. And that's not bragging. That's just our marketplace. That's all. Yeah. And we won a little off our rails on it sometimes. But it was fun. And people look forward to it. And everyone dressed up. And it was, you know, it was something that people were always want to come out and hang out and network at. Yeah. So we became like a alcohol-filled Starbucks, you know, just coming in, hang out, eat, and just chill and make networking connections. Yeah. So the networking connections, like that's the best part of the whole thing, right? But if your stuck right now is a real estate agent, you know, you need to talk to people. You need to keep in touch with people. You don't know what to talk about by implementing an event strategy in your business. Now all of a sudden, every quarter, when you're calling people and talking to them and following them, it's not about just the heavy, like, hey, I'm a realtor in any business. It's like, are you so excited about this fucking party that we're getting ready to go to in three weeks? Like, I hope you're going to be there. Who are you inviting? We're going to have this, this, and this. It's going to be totally better than last year. Now you just have an awesome conversation with somebody that has nothing to do with real estate. Yeah, right? Getting excited, talking about what kind of food's going to be there. If you're going to have local restaurants, they're going to have, you know, have different corners. We can taste some of their new up-and-coming dishes. Just like Nick was saying, it's no longer, and this is something Terry's talked about. The Grand Masters talked about for a long period of time. Just don't stop talking about real estate. Start talking about an event. Let's say your finances are not at that level yet. Not a problem. Go talk to your local bowling and only go talk to a local event center and say, hey, this is my budget. You know, can I borrow this space for four hours, right? Then you go to the local merchants, have them put up, you know, the food and the alcohol and stuff like that to a certain degree. And now they're getting exposure and you're getting, you're getting belly to belly face to face time. And if you'll say you live in an apartment right now, you're just starting your business and you're like, well, great, that's great, but I don't have a big house. I can't do this. That's great. Talk to a friend or a family member. Talk to one of your neighbors. Talk to someone you know in the office who's got a big house or a rental property somewhere that they would let you use for an event. Talk to the vet center. Talk to all kinds of places. And you'll go talk to park and wreck and just reserve a little some park benches at a local park that's really quiet and fun to kick it out and do it there. There's a thousand different ways of skin this cat. All you have to do is just think out of the box a little bit and have fun with it. Just think if you're going to like it, your true fan base, your true clients are going to like it as well. Don't worry about what it looks like. Be true to yourself and your personality. And also, so like Greg's going over things don't cost a lot of money, which is great, but also wouldn't say don't put a cap on yourself and limited because if you have the attention and eyeballs, you get people to show up, you'll get other vendors to help you with the cost of things. So don't immediately think of like, oh, I can't afford this. Think of how can I afford this? Who else can I include that could benefit from having 100, 200, 300 people show up at the same time. And, and, you know, move that money around. Don't let you take the brunt of all of this is you don't have to. Very true. And if you feel that you don't, you don't, you can't get in front of enough people to make this event happen. Here's a little trick boys and girls go to all of the HOAs. They have publications that they send out to their, you know, homeowner of the HOA participants by a half ad or full page ad in the newspaper. It's not going to cost you a lot of money like one end my condo development right now until I move. It costs like 40 bucks for a month and I get a full page ad out to over 800 units, almost 900 units. Yeah. I mean, talk about a full page ad talking about the event. Hey guys, come on over to this party. We're doing this at this kind of location. This is the time. You know, be there be square. It's going to be sponsored by blah, blah, blah, yackety, smack different local businesses, you know, look for my smiling face. You know, I'll be your host, but come on in. Yeah, cost is zero. Go get on to next store. Have all your clients get on the next store, post about the event, telling people to come to it. That's a digital newspaper, you know, get on. There's a bunch of different things. You mean, see if you can talk to a local, you know, local radio station, you know, get on air for a couple of minutes talking about how you're going to help the community in promoting local businesses. I mean, there's, it's literally endless about what you can do just out of the way you really what you think you cannot do a guarantee you can be done. Yeah, 100% Gene, what do you see from the mortgage side of all the all the mortgage brokers you network with like from a participation standpoint. So if you're an agent, you've like never reached out to a mortgage broker, you feel nervous or whatever, like what do you see on the mortgage side with all your people gene that like the events that they do and are they happy to hear from a realtor to say, hey, I'm throwing this event or what would you see on your side. Yeah, I mean, yes, they are happy to hear it. I think mortgage loan officers are a mirror image of real estate agents, right. So you probably know in your space, there's probably I'm in that I'm in the mortgage and real estate space. So I know if you said to me right now, you're thinking about doing an event and you want to cut costs, bring in your favorite real estate agent or loan officer. I'll rattle through 30 of them on each side and know the top two that would say yes to me right away. Same thing in the mortgage space, right. If you have if you have somebody that knows what they're doing in business and they're and they're making money because you have that money to spend money, right. And they're making a little bit of money. As long as they're not doing 20 of them a month, I think everybody's up for it these days, right. Like if I'm the 16th person to call them, like, dude, look, I'm stressed out, you know, I've just done six of them. But for the most part, I think you it should be super easy for you to find somebody. I mean, let's let's do it this way. Me, my one of my favorite real estate agents locally, a title company and a mortgage broker just called 500 bucks a piece. That's two grand. You can do a lot of stuff with $2,000 in sponsorship at a park with some trucks. You know, I mean, so here's I will tell you one thing we're doing. We are Brian and I, you know, we like to disk off, right. That big big, you know, my wife calls it my, um, my grow like, you know, it's my little baby past time, right. It's like we ate your old man walking through the woods throwing Frisbee's. But I love it. But look at this is Greg's face on your Frisbee. Not yet. It should be. I mean, my, um, my thing is though, my, uh, that's how, so what happens is when you find these disks that you like, you put your phone number on them. So if somebody finds them, um, they can send them back to you. Well, all my disks have my phone number and my superhero sticker. There's no question. It's me. But what we're going to do is, so over time, Brian and I, we work together in the mortgage space, right. So we're always talking to agents together. Typically when we're out together, we're doing an event and then we're hitting some disk off course that's local to that area. Right. And anytime we ever bring it up around people, they're like, what is that? And we tell them majority of folks don't know what it is. And we tell them and they go, that sounds like it's like, it's awesome, dude. I would love to do that. So Brian and I are throwing a, you know, how Annie Mac community mortgage team has that product called cash to keys. Yeah, yeah. So we're doing a disk to keys. So we're going to invite all these agents to come out to one of our disc golf places. Brian's really good at it. He's going to, he's going to show them how to really good at golf or really good at inviting people. Both actually, he's really good at this golf. Yeah. That's who taught me. He got me into it. So he's good. We're going to hold it like a pre round training thing. He's going to show you how to throw the disk, how to put what's the difference between the different disks and all that stuff. So we're going to do a round of golf and then some drinks afterwards. And look, worst case scenario. You come out and you don't golf, but you join our force him. You smoke us a guard and do some competitive hiking with us. That's what we call it. So like, you'll get 6,000 steps in without throwing a disk. Right. Oh, yeah. Do your workout. You watch us do it. If it looks like it's something you're interested in, come to us at the next one. Like, I think it's going to be a lot of fun. And I said to Brian, I go, what, how can we drum up business while we're networking doing something we love? That's so disc golf. People. Right. Yeah. Oh, dude, there's all kinds of venues. If you've seen all these venues popping up, like top golf now. So the mini golf version, there's the baseball version. I saw a basketball version the other day. It's like every sport is now going to have a top golf version that you could throw at a vent ad that everybody would have an awesome time. Love it. Really? Yeah. I'm down with that. That's awesome. Yeah, yeah. It was home on Derby. It's like indoor home on Derby. And then pop stroke is new around here. That's the Tiger Woods thing. Or so here's another one that's really good too that's really fairly inexpensive. Really fairly inexpensive. That sounds stupid. But minor league baseball. So you can get like full season, like full access passes to a minor league game in your area for like $10 ahead. So you invite a hundred people at $10 ahead. They get all you can eat, drink, and food and everything at sponsored by the game by that ticket. Hello. You could get two or three people involved. Oh, Greg. We lost Greg again. Mm hmm. Yeah. He's good. Hello. Greg, are you there? Greg. We lost him. That's good. So I actually know a title agent that's local to me that has a season pass to top golf. Oh, there you go. Yeah. That's what yeah. And he does what you're talking about. Like top golf season. Yeah. Yeah. Which is great. Imagine it. Like, here's my thing, right? Especially after COVID and I'm sorry I cut you there. Yeah. After COVID, I'm trying to work myself around doing working business in areas and, you know, in places and with people that I truly enjoy. Yeah. So if I can make a working event where I can generate revenue from a crossfit event or a dinner because I love to eat drink or a disc golf event. How do that every week? Sure. Yeah. You know what I mean? Cool. I mean, you guys are talking about some crazy stuff. I mean, there is no limit to the ability of your opportunity to create an event. The only limitation is how far you're willing to go and have fun doing it. Right. I mean, I like paintball. I don't like being hit by a paintball, but I like playing it. It's fun. Right. You can do a paintball event. You can do a laser tag event. I mean, you guys could do a fishing event, a competition fishing event. You know, and, you know, do it at a local lake in your area. I mean, just have fun. Just do it. Just don't not do it. That means you have to do it. But it's just. What's this? What's this? What's this? Are you live event? Oh, what's in the. How could that be? Oh, so what? What happened? Was I not invited something? Oh, you're definitely not invited. I know what you do. Okay, pal. No, we would love to have Nick and in gene out. You know, the. It's. It is conceptual, ladies and gentlemen, at this point, but we are. I think we're about 85 to 90% there in regards to getting a first. R.E.U. Live event. This is going to be extremely exclusive, guys. And I'm talking like four to eight people. You pay for your way to get here. The grass Valley. And then what what's going to be taking place here? Is it will be, you know, catered food. They'll be sent. They'll be lodging here or rooms that people can stay in. They're. Like you hear that truck out there. They have a big old semi truck. They're going to start ripping up some of this 10 acres. They're going to build a golf course. Now it's not going to be PGA grade in regards to. You know, certain certain, you know, Diamond dimensions, but it's going to be a lot of freaking fun. So you have nine whole golf course to go out there and play around on the big pool, you know, basketball courts, barbecue area. Big old barn walking around, you know, just come out and hang out. And what we're going to do is that if Nick and Gene want to come out or if it's just, you know, whatever it's going to be, they will pipe them in on a feed. And then we're going to do some live training, the grandmaster. And I will be here on site. The only thing I do is get here, lodging with taking care of food will be taking care of which to work on pricing. If you're a, if you join our exp team, it will be a zero cost to you. If you're not a exp part of our, our, our downline part of our, our growing team. There will be an expense involved, but you will get the exact same treatment as if you were part of our exp team. It's all the fun, all the information that you need to go out and thrive and just kick button, take names. So we'll send out a questionnaire to everyone who's going to attend and to cut, to cover whatever they are interested in. And so every event will have uniquely, it's going to be unique curriculum for the ones and needs of the attendees. So not everyone's going to be the same. That's the cool part about it. It will be recorded and video, you know, have videos and everything else in photos for you guys to take and post and kind of share the love on the show. But they can also take a tap back to your team members and show your recruits, show your team, show your whoever. And we'll do these events. We're thinking about once a quarter. We're not sure on timing yet. It depends on how the demand is and what the ability is for the grandmaster to actually open up his private home. And let people in. So. We have a lot of cool stuff going down. Yeah, it's a ranch. It's more of an estate. Let's put it that way. It's more of a. Let you into his private estate and just have some fun and get a ton of knowledge. And if you don't go away happy, we'll give you your money back. I mean, you trust me. Your brain's going to hurt at the end of this. It hurts all the time. This is this is like been the longest time coming of anything ever. Like I can't tell you how many people just me personally have asked, have you guys ever had an event? When's it? When's the event? I'm like, we've never done a lot of event. And it was like, what? What do you mean you guys have never done a lot of events? Crazy. So, yeah, Greg says it's 85%. We're going to make it a hundred percent. And I think everybody listening. We'll figure all the details, but we're going to over deliver on this for sure. Oh, yeah, it's going to be a lot of fun guys. Like I said, big pool, spa, basketball court, lots of walking grass, sitting areas, you know, cigars, you know, some adult beverages, some good foods, some great knowledge, some B.A. being able to build some camaraderie with each other, put together a group on that. Jean was no shirt. Yeah, they could be a shirtless Jean running around streaking. We don't know where he is. He's like, find Waldo, but it's fine. Jean just. Just, you know, you go slow mode. Yeah, it runs nice, lowly, but all jokes aside, guys, this is something we're putting into action. I'm excited about it. Actually, surprisingly enough, my mom's excited about it, which means my dad's going to be excited about it, which means the grandmasters going to be on board. He loves to teach and train. I would highly recommend bringing some audio recording equipment guys, because it will be recorded. But for your own, for your own keeping, because the knowledge is going to drop. You might miss something, but it's there. So that is our big news. We are actively working on our event. You guys just need to get here to Grass Valley. Everything else we take care of for you in regards to, you know, once you get on the estate, food, drinks, lodging, but it is very exclusive. More details to follow. There it is. To grass. Grass. I would, I would say that every, every major team that you aspire to be like, if you're not already a major team, is doing events at a high level. I don't know any teams. I haven't talked to any teams that don't have some sort of specific event that they do. If not multiple events a year, it's been a thing in real estate forever. I think it just continues to further your relationship. And again, the best part about the whole thing is it gives you an amazing excuse to contact your people. If nothing else, right? It's allowing you to make that phone call to say, I hope I'm going to see you at this next event. Whether they show up or not, you could have two or three phone calls.
