Amazing Resources That All Hosts Should Know About

Today we are going live with an episode of the Bootsley podcast. We've actually got the Spotlight
series where we go and look at businesses and awesome services and people that you need to know
about as a short-term rental host. So this is the podcast which gives the tools, the tactics,
the trainings, and most importantly, the confidence to go out there and get more direct
bookings. And certainly today, the service that we're going to look at will definitely help you
in many, many ways. This is something which I have been surprised that this hasn't been done
before, but I'm excited because it's going to help so many people and just something that you
need to be aware of. So we're going to welcome Christian from, sorry, Christian Crump from
str hub.com, easy for me to say. If you haven't already heard of this, this is just an amazing

the podcast which is www.str hub.com. But before we do that, let's have an interview with the CEO and
the founder and let's talk about the service. So welcome along. How are you doing today?
I'm great. Thank you so much for having me. So excited to be here.
I'm excited. And often when I get to speak to people of especially services that I've used,
I actually directed somebody who was talking about websites this week to your website,
and it helped her straight away. So it's already having a good impact. So before we get started,
if you can give an introduction to yourself, your history, and really what brought you to this
kind of hospitality space. Yeah, that's a great question. And it's so interesting because I think
that this industry is still so young and there's so many people still still discovering it and
jumping into this space that, you know, when I go to conferences and meet people, I meet people
who have come into this space from all different walks of life and all different industries.
And so it's always fascinating. And I think that that really melting pot of different experiences
and different backgrounds really brings a vibrancy to our industry. And everybody has these little
nuggets and bits of wisdom that they come that they bring because of their backgrounds. And that
just really makes it so fun to engage with other people in the industry. So in my case, I have actually
kind of my background is very varied. I actually have training professional training as a nurse.
I have a registered nurse here in the United States, but then I also have a degree in suology
which is like seemingly very different. Suology in the sense of like the human as an animal.
I was actually I have the all the prerequisites to go to medical school or dental school,
but I ended up pivoting and not actually going in that direction. I found myself doing clinical
trials on college and also analgesic clinical trials. So the drugs that come out and before they
get FDA approval here in the United States, there's years of research that has to go into those.
So I spent a few years being involved in that clinical trial, you know, road map and roadway
that companies have to go to. And it wasn't until, you know, then there was a break and family got
married, all those other things. And now years later, as my husband and I were progressing with
his business professionally, we began talking with our accountant and doing some tech strategy
planning and retirement planning. And he began talking with us about the amazing benefits that we
could see from the tax point perspective and retirement planning perspective by considering
bringing short terminals into our portfolio and getting assets that are revenue producing that
could then go with us into, you know, those retirement years. It's so often that we see people who
start businesses within short-term rental that they're often in another field to start off with.
And certainly for yourself, that's one of those cases. So I take it, you manage to either purchase
or get short-term rental. And what happened then? What sort of challenges did you find?
And how did that bring about STR hub? Yeah, great. So we actually owned a family cabin that we'd
had since 2014, but we were very selfish about it. It was, since it's not too far from us,
it's only about an hour and a half away. It's the place that we would go to one weekend,
it's on a lake, it's by two ski resorts. So it was like the perfect place for us to get away. And
for years, my husband was pretty adamant that we really didn't want to have to have the hassles
that go with actually renting it out. We had all our clothes there, you know, my clothes were in the
dryer and all my kids stuff was spread out all over. And so we were really content with that setup.
And it wasn't until we kind of got that push from our accountant that my husband finally
conceded that, okay, it probably does make sense to transition that into a revenue-producing asset.
And so we launched into renovating that, which we actually were in the midst of that right during
the pandemic. It was a crazy time to be renovating because of the supply chain issues. And
there were labor shortages. There were so many interesting factors. That's like a whole
another episode that we should probably talk about. The crazy things that we do in connection with
setting up our properties. But so we were going through the renovation of our property. And
somewhat simultaneously, we had an opportunity that came up clear across the states from us
in Alabama, in Gulf shores, Alabama. We became aware of a property there. First-tier ocean front,
and we just decided it was exactly what we were hoping when we hoping to get when we, you know,
imagined what our short-term rental portfolio would look like. It really checked off all the boxes.
So we went ahead and decided that we would, even though we were still in the middle of a crazy
renovation, we would go ahead and purchase that. And so we were kind of multitasking, bringing
two properties online simultaneously, which was absolutely crazy. It was like trial by fire,
but, you know, in hindsight, a whole lot of fun. And it just really, the learning curve just
was straight up. There was so much that we had to learn really quickly and pull together in order
to bring these properties online and go from having no hosting experience, like the superhost type
quality host. And so that journey of needing to pull together an entire business relatively
rapidly was really part of the genesis of STR hub and where the concept for that came from. Because
when I first got started, you know, I think I did what a lot of people do. And that's basically
I just started to talk to people that I already knew were hosts and asked them what they were using.
I was scrounging Facebook groups. I was listening to podcasts. There's so many amazing resources
out there. And it really did help. It filled in a lot of cracks, but it was still difficult to
really have confidence and know that I was making the right decisions for my business.
And so I kind of just pieced together a patchwork of things that I thought was going to get me going
and when I haven't launched and then kind of in the months that ensued as the dust subtle,
I started to kind of look around and realize, my word, there's so many amazing companies out there
that I wish I'd known about because maybe I would have ended up using that other solution or
that other platform if I'd really had two minutes to find them and do a little research about them.
And so as I began to kind of wonder if maybe I should switch and pull together a better solution
and solutions that seem to actually fit my goals, everybody in the business has different goals.
Maybe you really only plan to have a couple of properties. Maybe you think that co-hosting might
be something that you're eventually interested or clear into eventually stepping into property
management or maybe you already are a property management company. The needs of those people across
that spectrum are entirely different. And so I was taking recommendations from people who
already have large platforms and stuff and that wasn't necessarily what spoke to my business.
Anyways, so that really is where the concept for SCR hub kind of came from. And as I started doing my
own research and pulling together information, I ended up with stacks of spreadsheets and all this
information. And I realized if I could pull it together in a helpful way that was organized,
this is exactly what everybody's doing. I can see people having these conversations. I can see
people asking the same questions over and over and over on social media. And it seemed like
so frustrating and fruitless that there wasn't like one place where you could go to find out all
of this information about these companies and even just discover some of the companies. There's
an amazing breadth of resources that have been created to help us are short-term mental professionals.

your side. You know what, I'm so glad, first of all, you're speaking to many, many short-term
rental hosts and there'll be a lot of people out there going, yeah, I definitely found that,
you know, I had to go and ask questions in one place and then I'd ask a question in another group.
And often when we do that, I know from when I started off with my first short-term rentals that
you'd ask somebody and whatever they use, you'd go, okay, it works for them, that must work for me.
But as you rightly pointed out that everyone's business is slightly different, you know, that
from people owning some people to do an arbitrage, some people to do a co-host, some people to do a
management, the array of needs are massive and that is the important thing that just because it
works for one person, it might not work for you as a short-term rental host. So to go off and
compare these different, and the one that we get asked all the time is which property management
system should I go for and we go, well, it depends, that would be a bit like, I always compare it to
cars or vehicles is, you know, which brand of car or what type of car is best, is it the sports
car, is it the, you know, the people carrier, is it the, I don't know, the four before it is,
it kind of depends on what you're using it for and that's exactly the same with this short-term
rental property management systems that are out there. But the trouble is when you go out there
and you start doing research, what one PMS might call one thing, maybe slightly different to what
another one calls it or features might not be ever so clear. So having one resource of where they
can go and compare, it just makes sense and this is why I'm so excited to be speaking to you today
because there's so many hosts who are going to be listening to this thinking, well, yeah, I would
just love to know a bit more information about these different, these different softwares and
to just discover which ones are out there because even I've used your platform and there's ones,
and I consider myself to be fairly knowledgeable about, you know, the different kind of services out
there, but I went on your platform and I was like, I haven't heard of these guys, this is amazing,
this is great to go and find out about. So let's ask the question, let's talk about the elephant
in the room, what is STR Hub in your own words and what can somebody expect if they were to
now go on to Google and punch in STR Hub.com? Yes, so STR Hub really aggregates the information
about the different companies and resources that serve a short-term and community. And we spent
a lot of time, this site has been development for just a little over a year now. Well, yeah,
we're just coming up on about a year and you know, it was a lot of thought about what that journey
is and I knew that there were so many things that people need based on what I felt like I needed
in order to have the confidence to make a decision. So, you know, not only do I need to discover
and I'm so glad that you mentioned that you discovered companies that you've never even heard of,
there really is so so many companies and particularly property management companies.
That is a section of the site that is going to continue to be fleshing out and more content
coming on for literally months and months to come just because there's so many. So, you know,
the site, we just launched this month and we've got a ton of information on there but really on
the back end there is still so there's like a fire hose, a plant head still to come. So, STR Hub
aggregates the information about all of those different companies into one place and as hosts
ourselves, we really as we research these companies, try to create and speak to the different
questions that you would have. What are the guest messaging, you know, features in these platforms?
What OTAs can I connect to? Can I do an automated rental agreement? Can I do an e-signature for that
rental agreement? You know, and on and on and on. I mean, the things that we were looking into
in researching, it's fairly extensive and so but then we know that, you know, just knowing about
the features isn't really enough. So, we did create a way and users will find that when they go
to the site, we do ask them to create an account. It's completely free. There is no cost to
utilizing STR Hub but we do ask users to create an account and that's for a couple of reasons.
First of all, we do have a writer review feature where people can go in and leave a review on the
companies that they're already using. We didn't want that junked up with span and bots and
just garbage. And so, by having the ability for people to have to create an account and use the
capture feature, it really keeps the site clean and actually quality content. So, I know it's a
little bit of a headache, but in order to make sure that the site states quality, we do have that
little accounting. And then it also gives people access to the forum that we have. One of the downsides
of using social media as a resource to answer, you know, to go ask those questions, is that you ask
a question in the feed? People who are so generous, they take time to leave a genuine comment
and make suggestions, but like 15 minutes later, that's gone. It's like buried in the feed and future
users that come along behind you will never see that feedback. And so, the people who took the time
to reply, you know, it's very hard to ever see that information again for subsequent readers
and subsequent users of that Facebook group. And the people who even left that message,
when they're, you know, they may not circle back and think about it for a couple more days,
and then it's really hard to remember what group did I put it in and where is it? And so, we did
create a forum where, and the forums already organized, we've already organized it by all these
different categories, and people go go in and go straight to a specific topic that is pertinent
and easily go back and find that same thread quickly and easily again. So, it's like a permanent
value. Of course, it's a new site. We've just launched. So, it's not as if the forum was
exploding with content, but we knew that it would bring great value to people if there could be
that space where they could have conversations specifically about these tools and these companies,
and it would be there and easy to go back to and find over and over again. So, yeah, we're aggregating
information. We're creating a place where people can leave, you know, authentic reviews about
their experience, because that's what everybody wants. You want to know about these companies,
and you want to know, you know, who's using it? Are you having a good experience? Do you like it?
And then you maybe want to talk to other people who are also, you know, in this space and using it.
And so, we really felt it was important to wrap all three of those things together into this site,
because if you're able to touch all of those bases, then you likely have the information that you
need to feel confident to go out and make a decision about the company that you want to use.
And you've done such a good job of it. I mean, I know I'm an avid fan. I've gone on there,
and I was expecting something a bit more basic than what it is, but it is. You've got up-to-date
information. It shares very systemized how things are organized. You know, you've got dynamic
pricing tools, you've got PMSs, you've got everything that you need. And I'm so glad you mentioned
about social media there, because often I call it, you know, like when people are recommending a
certain series to you that they're watching on television, that's how I feel about people's PMS.
Of course, they're going to recommend the one they're using their favorite, the current show,
they're watching, do you know what I mean? But that doesn't mean that you'll enjoy that show.
So that's why it's so important to go on and compare the different PMSs and let you say,
things like e-signature, things like, you know, doesn't do reports. If you're a property manager,
you need some good reporting and stuff like that. So, and ultimately, haven't all of that behind
an account. I mean, I'm glad you mentioned this free. So for everyone listening, going, well,
yeah, but what's the catch? Well, there isn't one. You do have to hand over your email address,
but ultimately, why wouldn't you have to go and get the value and, you know, you can then chat
in that community, which is cool. One question that I do have for you is, obviously a lot of these
companies change. There's lots of new ones. How will you stay on top of the changes within the
PMSs? Because that's one of the things that I've seen. I mean, like you say, we're developing
industry and there's lots of changes as time goes on. Is there any plans on how that is going to
keep up? Yeah. So a couple of different answers to that question. First of all, part of our own
internal, like, betting of the content that gets published is after we do our initial research,
we actually kind of our workflow is that obviously we identify the companies. And once we found
companies and solutions, we're basically ready at that point to build kind of a coming soon page
and introductory page on our site where, and even in the property management software section,
you'll see there's a number of companies where it says we're not quite ready to publish information
about this company. But as opposed to waiting until we have the full product page built out,
we wanted to at least let people know and put that, you know, initial information out there so that
they don't have to wait until we've taken a time to write our full page about it. They can already
click through and learn more about that company. So that's really the first step in, you know,
what we're bringing to people. And then secondly, we do our own internal research. We have one
member of our team do research. Then it's basically passed off to a second member of our team for a
second set of eyes and a second internal review. And then thirdly, it's actually we send a draft
to that to the company and just check them with with them. Is it complete? Is it accurate? And once
they've kind of signed off that everything that we've captured is complete and accurate,
then that information is ready to publish. And that third step where we have it, you know,
we're notifying companies, hey, by the way, we're going to be publishing information about your
company. That gives us a touch point within the company where we then have someone that we can go to
and typically the conversation with them is something like, you know, please, as we publish this,
let us know if there's any updates or new information because they of course want the information
about their company to be as complete and accurate as possible. So we begin to develop that
a relationship. But then where I personally, I am one of those people that actually reads the
newsletters. So when we're on these different company sites, we are subscribing to all the newsletters
and nobody else reads them maybe, but we actually do read them, which is a great way to get heads up
on new features and new integrations and all these different things that the company's bringing.
And then kind of lastly, we will, you know, after the initial conversation with the companies,
we'll be circling back with them a couple of times a year just to say, hey, just checking in,
anything new changed. Here's a copy of the current page on your, here's a copy of what's currently
published about your company. If this is outdated, if there's anything that we need to change,
just let us know. And so we can get it updated. But right now, the site is known
enough that everything's pretty, pretty fresh and current. If you're struggling on how to get

not really that exciting. It's not really where all the awesomeness is, but here in this categories
menu, you can kind of see it's it's pretty large. It's fairly big as far as the menu goes, but you
can see that we've really tried to capture the entire journey that a short terminal host goes
through from just in here. I'll click through so this is more accurate. The fuller view. This is
kind of the research and education section. This is where maybe in here are the market intelligence
and analytics section. You're going to find companies where if you're trying to find markets to
invest in or learn about different market performance things, these are all companies that you can go
to that provide that. And then it's crazy. There's hundreds of OTAs. And so we're just putting OTAs as
we find them up here. Educational offerings, we don't have to change this to educational offerings
and consultants. There's lots of great resources that people can go to and people who can help you get
educated and be brought up to speed different STR associations. So that's really the beginning
that people start with. And then once you are ready to actually go into purchasing and financing,
we're creating a directory here where realtors and lenders, and you know you're in the UK,
I'm in the States. Once the site as it grows, like I'll just click here realtors, we've got a
couple of realtors in here now. And people can continue to contact us. We can create these listings
where we can help people find you as a realtor or as a lender, as a cost segregation provider.
And it doesn't matter if you're in the States or in the UK, we have the capacity to continue
to develop the site to be able to break it out regionally as it grows and there's more and more
content in there. Right now it's fine being all lumped together. But same thing with accountants and
bookkeepers, all those different resources. People are constantly asking does anybody know a bookkeeper?
Does anybody know an accountant? We want to be able to have all that information in there so people
can go to one place, accounting solutions, QuickBooks, CRO, Stessa, REI Hub. There's so many of them.
You couldn't check them all out. But then it's like insurance. Go ahead.
This is one of the things which we often see is that people want, you know, all these recommendations
and you have to ask in different places. And for the people listening in on the podcast, you know,
the layout of the site is done from what you'd be thinking about before you purchase to what you're
thinking about as soon as, you know, you've got the purchase agreed, you know, you need lenders,
you need accountants, then to the stage where actually you need to ensure and look after and protect.
And then you come up to a stage where it's actually well, how do I get this furnished? And then
finally, you know, what do you need at the back end? Once your hospitality business is open,
all of those awesome softwares. And I certainly, one of the questions we get asked, obviously,
is, boostly, we're a big advocate of direct bookings and showing people how to get more direct
bookings. The first question I often get on any calls from any client calls is, well, you know,
I haven't got Airbnb host cover. How does it work? Can you go, well, actually, if you're vetting
your guest well, then, you know, you reduce your problems down anyway, you know, the chances
of something bad happening, well, what vetting, you know, vetting tools you'll use, well,
there's loads on here, you can go to SDR hub and ask you all of them listed. And then people say,
well, what if something worse happens, you go, well, you'll have some sort of insurance. And again,
where can you find all that information? Go to SDR hub. And you've got literally all of the
different insurers out there, specifically or more tailored towards short term rental,
which is so important because it's different from regular real estate or regular property insurance,
isn't it? Yep, lots of solutions. I mean, as I'm scrolling through here as you're talking,
there may be ones that people hadn't really heard of or thought of. So, you know, even if it's just
the fact that you stumbled across ones and, you know, you want to go learn more details, great.
You know, and then I haven't really, let's let's click it in the property management software
section. You know, let's show, so you could create a custom side-by-side comparison. So maybe
hospitable and logical by and to keep. You can click to create a custom side-by-side comparison
of each of those. And so now, it's pulled up things that we've researched about those three
platforms. And we've spelled out, particularly, if it's a good fit for that small operator,
individual self-managing property owner versus the enterprise level property management and co-host
level companies. And it's interesting because there's some platforms that we spoke with,
Escapia, and they specifically said, we do not cater to these small operators. And so that's great
to be able to put that on the site and let people know that you can basically, if you're a small
operator with a small portfolio with less than 25 properties, Escapia will not be a good fit for you.
We talk about avatars as short-term rental hosts all the time. We talk about identify your perfect
guest. So you know who you're talking to. Well, that's exactly what these PMSers are doing there.
They're saying, hey, we are a best fit for somebody between, say, one and five properties, or
some of them say, do you know what? We're better for you when you've got 20 doors upwards, you know,
that. And that's the great thing about you'd be able to go on here, compare, and really see,
which one is it that fits your individual short-term rental needs the best, which is really cool.
So I really feel that we've, you know, we've kind of shown off what STR Hub is. Is there anything
you'd like to share before we end the demo? And I've got a couple more questions for you just before
we bring it to an end. I mean, I just, and we're so excited to bring the site to the industry.
It's a baby. It's brand new. We've just launched. It's not done. There's so many new features we
want to bring. We're just really, really excited because, you know, I know that this is desperately
needed. I know that people are hungry to make the right choices for their businesses. They really
want to run a professional quality operation. And I hope this makes it so much easier.
Well, it definitely will. And that was one of my questions is, what are you excited about the future?
What does the future of STR Hub look like? And yeah, what are you excited about?
Oh, man. So, you know, one of the things that I really cannot wait to do. And this, I don't know if
we'll be able to roll this out by the end of the year or early next year. But, you know, one of the other
great things that about signing up for that account, we do get your email address. One of the things
that I think would be so cool is to have like a user choice awards. I think it would be so great
to, you know, within our own network be able to let people explain and commute, you know,
basically vote for their favorites in all these different categories. There really isn't anything
like that currently available. So we'd love to be able to do that. I would love to be able to kind
of niche down some of these categories even more based on, you know, what people need. And we are
completely open to user feedback. So, as people are on the side, as they're seeing things, if they
see bugs, just, just let us know and give us feedback. And we really can create and shape this product
what what the community and what the industry needs. So it's really a dialogue. I feel like it's
as much, you know, the industry side as as my site and as our site because we really created it so
that it can be a dialogue with the writer reviews and with the forum. We want this to be a gathering
place for people in our industry. Nice. And I think you're doing, I'd like to say, I think this is
going to be I'm excited for you. And I think it's going to be such a utilized tool for so many hosts
that I talk to day in, day out. So I hope, you know, the people listening to this can, can come

far fun questions for yourself. So where is your top recommendation for everybody listening to
go and visit in the world? You know what? I am, it's why, like, it's why you're French. What's
the fuck to, like, favorite places? Yeah. I know, I know. I've been to France a couple of times
every time I go, I'm like, a struggling, I'm struggling to learn French. I've been so busy.
I've been really dropping a ball on my dualingo, but I love France. But I also Hawaii is like my
happy place. I've headed to Nashville next week for the short terminal conference. And I leave
Nashville and pop a flight directly to Honolulu. So my family will be there all week. I'm actually
missing out on part of our Hawaii vacation because of the conference. But yeah, 365 days a year,
I'm happy to be in Hawaii. That's commitment. And of course, Mark Simpson, and there's amazing
people. There's Julie George. There's, there's Mike McCallack's there. You know, there's some
amazing speakers in general, isn't there? Of course, Bill Faith. So it's going to be amazing.
And I'm so excited. You know, everybody who's listening to this on the Facebook live,

But anyone who's listening to this on the podcast, unfortunately, the STR conference will have been
a few months ago by the time this is, but there is always next year, of course. What would you say
is your superpower? What is one skill that you excel at? Do you know what? I, I'm kind of, well,
two things. I'm fearless and I'm like a compulsive learner. Like what I first thought of the concept
of this of this platform, but a lot of people thought that it was just too big of a concept. It was
too ambitious of a project to really be able to wrap your arms around the entire industry.
And I just, in a way, that kind of just sealed me. I was like, I don't care. I'm going to do it.
Like it can be done. And then, you know, the fact that I was the type of person that just
it went down the rabbit hole on all these different companies and was spending hours researching.
Not many people have that sort of tenacity to just stick with it and, and go so in depth across
the whole entire industry. I'm, I'm really wrapping my arms around the whole entire industry.
And so I think that not many people are that tenacious and kind of as fearless to do such a huge
enormous project. And we're so glad you are because, you know, ultimately to pull all these
details in and to have the organization to do it is, is, is amazing. And, and such service to,
to the STR industry. So as we reach the end of these, the, the last question we love to ask is,
is there a saying or a mantra which really resonates with you? Do you know what? I would say just
take the leap. You know, everybody in the short-term rental industry is an entrepreneur. If you've
got a listing on Airbnb, if you've got a property, that means that you've decided you're,
you're ready to go into business for yourself. And so I love that about our industry. And so I think
that that ability to take the leap and to step out there in that, in that way and in that space
really resonates with everybody in the industry. And that really has been a driving force for me.
And I would say that's my best advice to everyone. If you have an idea or something that lights you
up, just move forward with it and take the leap. Like it, I like it a lot. So how can we get in touch?
